Code Enforcement Pro and Con

Today 2 folks had something to say to me about my letter concerning the Millville rental fee increase. The first one can be read here The 2nd letter can be read below. I really find the comments in red pretty silly. Millville has a real problem with slumlords and the city must maintain an agressive stance and not be a dumping ground for bogus slumlords. They make the majority of the landlords look bad. Go to the Friends of Millville website and see for yourself how slumlords(most live out of town) harm the quality of life here in Millville but of course the writer below might not be aware.

Millville should work with landlords and tenants, not drive them away

The News of Cumberland County

To the Editor:
I must disagree with Mark Krull's recent letter
"Millville rental fee change is not a tax," (The News, June 25) concerning the recent increase in rental inspection fees landlords are now required to pay.
No, it's not a tax. What it is is an unfair increase that, like any increase in cost in a business, falls directly down to the renter with higher security deposits and monthly rent payments that prospective tenants would most likely turn down because they cannot afford.
The majority of landlords in Millville are anything but rich. Neither are their tenants.

Unlike Mr. Krull with his college degree and comfortable city job, these people work very hard at regular jobs to keep their homes and provide for their families, and the incomes from their rental properties help keep them above water in this economy.
The city commission should work with the landlords and tenants together to help bring their properties up to code and improve the urban communities.

Driving African-American, Hispanic, poor, low-income and working people out of Millville simply because they seem to bother Mr. Krull, Carl Johnson and others who've supported the present city commission's campaigns last May, which no doubt seems to be their intent, is a funny way in my view of improving the inner city.

Friday, March 29: AI, Airbnb, Sunshine and Yoga

Well this morning I got up and I seem to be extra late getting out. I took the train and barely made it. Woman held the train for me and then I got out of the training and

 there’s a 32 bus waiting there
so I caught on that and still got there around 9:00 AM. Once I was with Mike Him my possible plan to go to Ottawa at the end of July 2024. This is for CODA

conference. I did get word from the agency that approved my leave and that was that. Next I did an errand for Mike and went to the CVS
and picked up scripts and some other things on his EBT card. I ended up not giving it back so I haven’t my wallet now. Anyway, after that, The building Limbo came by and we talked about his situation. He was fired

by the slumlords William Penn Realty because he took two weeks off and a row for his own Mental Health and he was telling us how screwed he was by these people and we hung out

and had a good bunch of laughs as well. I’m gonna miss that man. He was really nice to Mike and he is really chill. he had a stroke once already and the pressure was driving his blood pressure up. He’s going to live downstairs for a month or so. It was good to see him. I left Mike’s and headed out to Yoga. I almost lost my app to sign out

with so I didn’t get there early as I wanted to. I did make it on time and that class was pretty darn hot, but it was good. Afterwards we hung out with Byron.

He told us some of the plants for the Aa room that’s not being used to this time. It was very pleasant experience and we ate a Chinese restaurant right next to the studio which is cool. Within watch I love Mary. Peter Sellers is in that movie. It’s very amusing  It was made in 1968. I use this AI companion thing. It’s really trip. A high image can be very creepy. Mary was kind of creeped out by him when you picked the people if you have to pick things like mushrooms or clamshells it’s kind of funny.

Slumlords Hall of Shame

A friend of mine shared this with me and it needs to be reported.
Center City Millville there is a ratio of around 65% rental to 35% owner-occupied. This percentage needs to be turned around in order to create a healthy neighborhood.

My friend made a OPRA request for a list of recent incidences where the city was forced into performing maintenance on properties in the city. There were 22 separate incidents where the city had to board and secure abandoned properties, and cut and clean properties where the owners refused to perform the minimal maintenance after being duly notified. Twelve of these properties are located in Center City.

The City of Millville has been doing a fine job or enforcing the Municipal Code. And so, with pleasure, I present a list of landlords that are too busy to bother with general acceptable standards of upkeep of their properties

Do you notice how many of the owners do not even live in the city? Sure, it is fine with them to have crappy properties when they do not LIVE HERE!

HUD! Are you telling me that HUD doesn’t have the finances to ensure that their properties are not a blight to our neighborhoods?

Why can’t JP Morgan - Chase can’t ensure one of their foreclosures is properly secured?

Gasper Oliver from Vineland has been a repeat customer, a long-time slumlord.

The biggest disappointment is Millville Housing Authority. Hopefully their very capable director, Paul Dice, will be able to fix this trend. He has been doing an excellent job putting out fires since taking control.

April Fools Day and Twin Peaks Art Show Tomorrow!

Good morning.
I am driving this am and so I took advantage and spent alot of time on this computer. Some news. I FINALLY got my new phone from this company called THE SIGNAL!! They officially suck!! It took them 2 weeks to replace my phone and I pay almost 4 bucks per month for this insurance. CREDO Mobile waved the $35 deposit due to the crappy service. I have to yet "activate" my new phone. I will do that at 8am this AM and start getting phone numbers back.
Tomorrow is the Twin Peaks Art Show at Piranha Betty’s Art Market at 2470 Frankford Ave. I hope to see a few of you there. Its going to be a nice sunny spring evening and it should be alot of fun. Carolyne will be showing her work (Its in the photo of her studio)
Localy, the City of Millville is going to decide what to do with 4 properties. They really need to condem them and tear them down. Here are the properties
According to the city, the four properties, which are listed as dangerous, are:

* 430 N. 3rd St., owned by Wilfredo Dehoyos.

* 315 N. 7th St., owned by Fred Todd.

* 713 S. 2nd. St., owned by GKL Lucas Enterprises, LLC.

* 2408 S. 2nd St., owned jointly by Leonard Stanley and Emma Stanley.
These SLUMLORDS are the real APRIL FOOLS!!
PHOTOS to come next week!! Bye

The Fouth Estate..Why is it Late??

I was thinking bout this time of year and how the media with its splashy sexy stories creates a reality that is not the truth. It can be the NY Times with that crack reporter Judith Miller who bought into the lies of the Bush administration with the Iraq War. Or even a local paper the Daily Journal with its hard-hitting Articles . The media does have a role to play in keeping the govt honest and sometimes it does what I believe it is supposed to do such as uncovering the Bush Administration's wiretapping of Americans. Too often the media is infatuated with"stars"in entertainment and politics and it becomes corrupted and enamored with itself. Its troubling when a local reporter is moved to another beat after a nice story about slumlords in our town.

Preston Centuolo,
He is one landlord that actually spoke to a friend of mine who lives near 407 Sassafras Street. Here is the quote from the Friends of Millville website
"The landlord of one of the nuisance properties. It was refreshing to meet a landlord that actually does care about the neighborhoods. He informed me that until he saw the article in the paper, he had no clue that his property was a problem.Anyway, long story short, he gave me his email and his phone number, and told me to call him whenever there is a problem with any of his properties. He promised to drive right out and address the issue. It is a pleasure to deal with a landlord that does care about the neighborhoods, who wants to be a good neighbor and is willing to work with the city and the residents.
He owns several rentals in the city, and has never received a citation from code enforcement, has never failed a property inspection, and this is the first tenant that he has had problems with."

A Very Bad SLUMLORD

Here is a letter I am writing to one of the WORST slumlords in Millville Abdul and Irene Sheikh
Please copy and write your own letter to this slumlord couple making $$ off the misiry of others

Abdul S & Irene Sheikh
2002 E 28th St
Brooklyn, N Y 11229

Dear Mr. and Mrs. Sheikh:

I am writing to file a complaint about your property at 320 E. Oak Street in Millville, NJ. I will copy this letter to Millville code officials and the City Commission.

Your tenant was recently fined for maintaining a nuisance property with frequent police calls about drugs and loud and abusive behavior. I have read that you have not returned calls about your responsibility for activities on your property. The police chief has called you the “city’s most problematic rental property owners”

You are an absentee landlord, and a scourge to the residents that are trying to improve our quality of life in this town. I will request that the city revoke your permit to rent this property as you have made it clear that you will allow any sort of criminal activity to go unchecked on this property.

My neighbors and friends will be writing to you as well. Attached is the article in our local paper. We will complain until this matter is resolved. . We all will petition the city to revoke your rental permit.

Regards,

Mark Krull

Corzine visits Cumberland County

I spent my evening at the town hall meeting at Cumberland County College. We listened to Dough Raineer and Jeff Van Drew thank the Governor for the Motersports Park and for Visiting twice in 6 months. Bob Terisoni as a representative of Millville First, asked the Governor if
he would put a moritorum on eminent domain? The Gov. said flatly NO, then said there are bills in the Senate and Assembly concerning this issue. Nothing in detail though.
There was an Editorial in the Daily Journal busting on the City Commission concerning eminent domain. It states that the Commission is ignoring the Millville First petition but they were obeying the NEW JERSEY STATE CONSTITUTION. There is one paragraph in this editorial that gets to the point:
"However, totally banning eminent domain for private development could be just as detrimental to the city's well-being as government abuse of the practice. Such cases could include blighted areas where absentee landlords or slumlords stand in the way of a development that would obviously improve the quality of life for all city residents."

Good point. Take a walk though parts of Center City Millville or the 3rd Ward
