Millville Land Use

Today April 3rd 2008,
Went to city hall and heard Millville's water and utility overview.It featured:
1.Tower and Well information
2. 5 year flow information
3. allocation permit limits and firm capacity calculation.
The Millville sewer system information was given as well. Topics were the
1. Plant and Pump Station information
2.Projected Sewer Demands
3. Master/ Major project information
A booklet was handed out and its good to see the city is planning ahead. One thing I learned
is that the water pressure will increase in Millville over the next year or so.

Next we saw a report on "Build-out Impacts" presented by Noelle Reeve of PlanSmart NJ

PlanSmart NJ used GOZ® in this study to assist in determining the capacity of Millville to have more development and redevelopment. They used GOZ® to calculate build-out under existing zoning and under various redevelopment scenarios. It was an eye opener for me!

This report was created June 30,2007 and it describes build-out as follows;
"Identifies the impacts for three regional systems-economy, transportation and environment-that could be expected to occur in the City of Millville if all the remaining developable land were to be built as it is currently zoned."

One fact I found of interest that the report stated and I quote "Nearly one-quarter of the additional housing units from build-out will occur in Conservation Zones.
The report goes on to state the reason was "in part because all but one of these zones allows for residential development." The report goes on to say. "Like the housing units, additional population is concentrated in the Conservation and Residential zones.
It concludes with this. "Zoning for industrial lands matches the vision of land use for the community expressed in the Master Plan. However, the majority of the land zoned for housing is identified in the Master Plan for Agricultural Retention or Open Space.
