I went for a tour of the Riverfront Condos. This was a VIP tour for prospective buyers. I came to report on the progress of this project which was proposed 4 years ago. We all met at the construction site where we got a walking tour and heard John Haffelfinger, Developer/Builder who answered several construction questions. He gave a review of the progress thus far. The bulk head is complete along with 85% of the infrastructure. The walls of the garage for the first building are up, next concrete will be poured for the first floor. The first building is one of 5 that will be built. The first building should be completed in 9 months. One of the most interesting answers was about how his company used special gypsum to make sure that there would be no sound heard from other residents.

After walking around the site in the wind, we then went to the upstairs area at Winfield's Restaurant and heard from Don Ayers, Economic Director, City of Millville who gave a summation of the master plan for Millville and exhibited development plans within the City and along the Waterfront. Sample maps of the Millville Master Plan were handed out to all the guests.Jim Quinn. Bob Metaxas, Bank of America, the Preferred Lender, provided pre-qualification, loan info and banking incentives. What I found most fascinating was when Mr. Metaxas stated that Millville is pretty strong in the real estate market. Secure is the word I heard about the housing Market in Millville since he stated that getting financing for Condos is still pretty tough. So I say Millville take a bow. People with good credit can put a 3% down payment (10 grand) to buy one of these and will get an assist on the closing costs. They are taking $2,500.00 deposits to reserve your condo unit & parking spot and the first 15 buyers to sign contract receives one year free association fees.. Michelle Wheaton of Wheaton Real Estate informed me they plan to have these tours every 6 weeks. I think this was planned out very well and that is very important since this project like the Levoy Theatre rebuilding are the linchpins to the future of the Millvile Arts District and the redevelopment of Millville.

The work on the condominium project started in 2008 when crews leveled the earth, installed bulkheads along the river and secured the infrastructure. I believe that the age-restricted tag had not been lifted, the project likely would not have continued. Continued construction still depends on being able to sell units, but in this market its going to be difficult. None of the units had been sold at the original asking price of about $300,000, although the project was still in its development stage. The units now are being solf for between $225,000 and $250,000. In light of the severe recession and drastic cuts in state funding it is vital that this project be allowed to finish. Let us hope it is finished soon.
Well, I wake up this morning to that they are trashing Steve Wymbs . Then I read in the AC Press that the Riverfront Condos are lifting the age restriction. Man, that news is at least 3 weeks old. the Zoning Board voted to allow the developer to lift this restriction on the 1st Thursday of this month. Why report it late?? The article is very well-written I must say. Well, its 5:34am and I must be on my way to the welfare wakka to issue the February carfare. I will uplug the phone and start on my 126 clients (that number is a guess) and give out $78 so they are not stuck at their houses. Here is what I will be doing in 10 minutes.

Today is Friday January 8th. I am looking out and seeing a nice little coating of snow. I was really beat yesterday morning but made it. We had a Zoning Board meeting last nite which went on to after 10pm. We approved changes to 2 developments that would change them from age-restricted to non age-restricted. These requests were in response to the slumping real estate market in which nothing was selling. One of them was the riverfront condos that are planning to be built. Work was very buzy of course and I got some really bizarre news via email, just wonder what will shake out. I then was really hungry and went to the Crown Chicken and got my phone charged by the man behind the counter. Got 3 legs for 3 bucks and boy it was pretty tasty! Gay marriage was defeated in NJ and with the new Republican Gov it will not happen anytime soon. 2010 is going to be an interesting year. Well, have a great weekend :)
